With Energy North an EICR costs £114 for a 1 to 3 bedroom flat or house, £135 for a 4 bedroom property and £180 for up to 6 bedrooms, with a consumer unit of up to 10 ways. Commercial properties are £15 per circuit. The price includes the full report, all fault codes and your certificate by email the same day.
Private landlords in England must have the electrical installation inspected at least every 5 years by a qualified person, give a copy of the report to tenants within 28 days, and fix any C1, C2 or FI faults within 28 days.
An unsatisfactory report lists the faults with a code. C1 and C2 faults and FI (further investigation) items must be fixed before a satisfactory certificate can be issued. Around one in three rental properties we inspect needs remedial work, most often missing RCD protection, no earth bonding to gas and water pipes, or an old rewireable fuse board.
A 1 to 3 bedroom property usually takes 1.5 to 3 hours. Larger homes and properties with two consumer units take longer. The power is switched off for parts of the test, so tell us if you need it kept on for anything.
